RULES AND REGULATIONS
Little Schipper’s is NOT responsible for accidents, injuries or loss of personal property.
Little Schipper’s reserves the right to demand your departure from the property for reason of conduct or use of illegal substances.
Little Schipper’s will NOT permit vicious or aggressive pets. See: PETS below.
Little Schipper’s offers daily, weekly and monthly rates. It is your responsibility to choose which rate best meets your needs as there will be NO pro-rating.
Electric is included in daily and weekly pricing only.
Electric deposit of $100 will be charged upon check-in on monthly accounts. Unused electric deposit will be credited to your credit card upon your departure.
Our rates include 2 adults (children 12 and under are free). Each additional adult and child over 12 years of age are charged at $5 per person, per day with a maximum of 6 people and 3 pets per site.
Rent shall be paid by pre-authorized draft on your credit card. Rent will be charged on your credit card by the due date each month or week as applicable for your stay. If your rent charge is declined on your credit card and you haven't made payment arrangements with the office to bring your account current, you will be required to vacate the park. Prices are subject to change at any time.
All visitors and guests must check in at the office.
Any person/company coming in to work on your RV for any reason MUST have a certificate of insurance on file with our office. It is your responsibility to verify whether or not they have a certificate on file before they will be allowed entry into the property.
Children and pets are to be supervised at all times.
Smoking, vaping, or e-cigarettes are not permitted in the office/laundry building.
Please be considerate of other patrons while using Little Schipper’s facilities by policing your area when you are done with your activity. Destruction of our facilities or theft of private property will not be tolerated and will be reported to authorities.
You are responsible for your guests and/or delivery personnel.
Each must check in with the office prior to entry. NO EXCEPTIONS.
Little Schipper’s provides high speed wireless Internet in the park through Southern Broadband Internet. Check with the office for password and service speeds. Service is not guaranteed at all times, sites or locations depending on weather and other conditions, which are outside of the control of
Little Schipper’s is a privately-owned facility. Little Schipper’s is not a permanent residence for any guest and as such, the owner and management reserve the right to evict or refuse entry to any person who has a disregard of the rules, without a refund.
Little Shipper’s is not responsible for accidents or injuries due to fire, theft, wind, flood, personal negligence, Acts of God or other unforeseeable acts.
Little Schipper’s reserves the right to make changes to these guidelines, rules, regulations, fees, and charges as it deems necessary.
RVs will be inspected at entry.
Pictures of all four sides are required prior to registration of any RV over
eight years old. Little Schipper’s reserves the right to refuse service to any RV due to its appearance or condition.
Patrons who fail to adhere to the rules and regulations will receive written notification of each offense. (i.e. speeding, parking in empty sites, etc.). Failure to comply with the notices given may result in Little Schipper’s requiring you to vacate the property.
We love all two legged and four legged pets but we must have rules to keep them all safe. We know that you understand this. No vicious or aggressive pets allowed. Vaccinated (rabies and other state required shots) pets are welcome with a current veterinarian certificate on file with the office.
All pet waste MUST be policed, bagged and disposed of properly! Failure to adhere to this rule will result in an additional $25 charge when checking out.
Pets must be leashed (unless in our dog park) and under the control of an adult at all times. Bags and receptacles are provided throughout the property for your convenience for you to police after your pet. Pets are NOT to be left outside unattended. If your pet is outside, you MUST be outside with him or her.
Little Schipper’s is not responsible for any fights between or injuries to pets.
Cats are not permitted to roam free.
Pets are welcome in the office area while leashed and under control. All dogs in our dog park must be accompanied by an adult at all times.
Management reserves the right to require any guest to remove a misbehaving or aggressive pet or vacate the property if their pet is a nuisance or hazard to other persons or pets Female dogs in heat are not allowed in our dog park at any time.
Pets are not permitted to dig holes anywhere on our property at any time. Please be considerate of fellow RVers by controlling excessive barking and any barking during quiet hours.
The speed limit on the property is 10 mph or less. We STRICTLY enforce our speed limit in order to ensure the safety of our guests, children and pets.
Golf carts, off-road, all-terrain or unlicensed motorized vehicles must be operated safely by licensed drivers only and adhere to the speed limit within the property. NOTE: All unlicensed motorized vehicles must be on a trailer to the beach or risk being ticketed by law enforcement (aggressively enforced).
No parking on the grass (temporary or otherwise) or in empty sites.
Only 2 vehicles are to be parked at your site.
Overflow parking (behind office building) is limited and intended for 1) guests of registered RV'ers, 2) boats, Razors and golf carts and 3) trailers. Please be considerate when occupying the overflow parking area. When overflow parking is full, extra vehicles must park in front of the office building.
Street parking (Crystal Beach Road and Hwy 87) is not permitted.
Cargo trailers are not permitted.
Do not walk through occupied sites unless you have permission.
Do not drive through empty sites at any time.
No open campfires allowed. Grills, fire pits and cookers MUST be placed on slab when in use. DO NOT empty used charcoal or ashes on grass, slab or driveway (bag it and place in trash bin when cool).
You will be charged a $100 fine for this offense.
No generators except during power outages. Routine maintenance run time may be performed during non-quiet hours.
Quiet hours are from 10 PM to 7 AM. All motorized vehicles are to go quietly to and from site during quiet hours.
Nothing should be placed on lawn that interferes with mowing and trimming.
Gazebos/canopies are permitted as long as they are in good clean condition. i.e.: no torn tops or sides, no missing tops, etc. Gazebos/canopies must be located over the patio pad and be anchored properly. Augur anchors into the ground or weights on legs are acceptable. No holes drilled into the concrete, tie down straps in yard are not acceptable if they interfere with mowing and trimming.
Only one gazebo/canopy per site allowed.
Sites are to be kept clean and orderly. (i.e. no cigarette butts, dog feces, trash, dead plants, full size refrigerators, etc.). Personal belongings (except for hoses, ladders, grills, etc.) must be stored in your rig compartments or under your rig in a neat and organized manner in non-see through plastic totes.
No loose items or cardboard containers. After you have received two notifications for non-compliance, management may deem necessary
for our personnel to clean your site. There will be a $100 charge for the first offense. Second offense will incur a $150 charge. If there is a 3rd offense you will be charged $250 and the Resort Manager may ask you to vacate the premises.
Recreational vehicles must be kept clean (no excessive mold, dirty streaks, etc.), road worthy and in good repair at all times.
Broken awnings, hoses, seals, window air-conditioners or sewage/water leakage will not be permitted.
A positive sewer seal at both ends of your sewer hose is required by law. Do not drain any water from your RV (clean or dirty) onto slab or grass.
Oil/antifreeze leaks are a danger to our environment, our children and our pets. Please insure your vehicles are in good running condition and are not leaking fluids. On-site oil changes, brake jobs, etc. are allowed only by insured contractors who have a certificate of insurance on file in the office. A fee of $25 will be charged at check out for any oil, anti-freeze or other fluid stain left on the concrete slab.
Vehicle washing is permitted. Please use a nozzle on hose.
Check-out time is 1:00 PM and check-in time is 3:00 PM. Guests may be checked in earlier if their site is

All rates include water, electricity (except monthly), sewer and WIFI. Rates are based on 2 adults and up to 4 children under the age of 12 per site. Additional charges apply for extra guests 12 years or older. $5.00 per additional guest per night. Rates include one RV and 1 vehicle per site.
Deposits: (We accept all major credit cards and cash) A $100.00 deposit is required for reservations. The deposit will be deducted from your bill when you check in.
Cancellation Policy: Cancellations must be made at least 48 hours in advance to avoid losing your deposit.
For Jeep Weekend and July 4th, reservations must be cancelled 72 hours in advance.
There are no refunds for Jeep Weekend and July 4th unless space can be re-rented.
Please call the park office between 9am and 5pm for cancellations.
